Soil conditions and changes in ground moisture can contribute to movement beneath a raised home. Through the cycles of drought and heavy coastal rain, the ground beneath a raised home can shift over time.

On top of that, the Gulf humidity works on the wooden beams and joists under older homes, slowly accelerating rot and decay over the decades.

Then there’s hurricane season. When storms push water inland, the crawl space under a raised home takes the brunt because floodwater washes soil out from under the piers, leaving them to tilt and sink, and soaks the wooden supports. Even when the living space stays dry because the home is elevated, what happens underneath can show up later as sagging floors and sticking doors.

Many homes here were built before the 1980s on pier & beam foundations. That’s 40, 50, even 70 years of settlement, moisture, and soil movement. It all shows up the same way: sloping floors, sticking doors, and a crawl space that needs a closer look.

They can. Raised homes are actually well positioned in a flood because the living space sits above the water, but the crawl space underneath takes the hit. Floodwater can wash soil out from under the piers, soak the wood beams and joists, and leave behind moisture that causes rot. After a big storm, it’s worth having the supports underneath checked, even if the inside of your home stayed dry.

What should I do after a hurricane or flood?

Wait until it’s safe, then have the structure underneath inspected. Standing water, shifted piers, and soaked wood all need to be assessed before they turn into bigger problems. If the crawl space flooded, get it dried out and the supports checked sooner rather than later.
