A common assumption is that coastal soil is sandy. In much of the Coastal Bend, the native ground is actually a heavy clay from the Beaumont Formation, and it moves.

This clay has a high plasticity index, meaning it absorbs water and swells after rain, then contracts and cracks during dry spells. That year-round push and pull can contribute to movement beneath a raised home.

A raised home holds its wooden beams, joists, and sills just a crawlspace above moist soil. That’s a perfect stage for the two things that damage wood here: moisture and termites.
Formosan termites are established here
The Formosan subterranean termite, sometimes called the “super-termite” , is well established along the coastal Texas corridor, including Corpus Christi. Its colonies can grow into the millions.
No winter to slow them down
Our mild winters and year-round humidity mean termites keep foraging through the seasons instead of going dormant in the cold. There’s no off-season for the wood in a coastal crawlspace.

Do you work on older mid-century homes?
Yes, that’s most of what we see. The 1950s and 1960s built a huge number of raised homes here before slabs became the default, and those are exactly the ones now showing the normal signs of six decades in coastal soil. Working on that era of construction is what we’re built for.
Why does my raised floor feel bouncy near the coast?
Bouncy floors usually come from the wood below, not the soil directly. In this climate, moisture in the crawlspace softens beams and joists over time, and changes in ground moisture can shift the piers they rest on. The result is a floor that gives a little more than it should. It’s one of the most common things we’re called out for in the Coastal Bend.
Does living near the water make foundation problems worse?
It adds a few variables. Salt air can speed up wear on older concrete, humidity keeps crawlspace wood damp, and low-lying ground means more exposure to flooding and storm surge. None of it guarantees problems. Plenty of bayfront homes hold up fine, but it does mean an occasional look underneath is worthwhile.
