Mobile Home vs Manufactured Home Foundations

If you’ve ever wondered whether your home is a mobile home or a manufactured home, you’re not alone. The two terms get used interchangeably all the time, and in everyday conversation, that’s perfectly fine. Most people, including many homeowners and even some contractors, say “mobile home” when they mean either one.
But there is a real technical difference, and it comes down to one date: June 15, 1976. That’s when the federal government put a national building code, the HUD code, into place for factory-built homes. Homes built to that code are manufactured homes. Homes built before it are mobile homes.

The Similarities
On the foundation side, mobile homes and manufactured homes actually have a lot in common. Both are built in a factory and transported to the site. Both sit on a raised support system of piers or blocks. Both use tie-downs to anchor them against the wind. And both settle, shift, and come out of level over time, just like a traditional pier & beam home.

The Differences That Matter
The biggest practical difference is age. Older mobile homes have had more time to settle, and their support systems may have been in place for decades. Newer manufactured homes are generally more consistent in how they were built, but they still settle with the soil. The ground in Corpus Christi doesn’t care what year a home was built.
In terms of the foundation work itself, the approach is largely the same. The difference is mostly in the condition of what’s underneath, not in the type of work.
